According to the regulation on amending the plan and areas zoning regulation published in the current issue of the Official Gazette, in order to carry out non-residential functions on the ground floors of residential buildings; It will be obligatory to meet all the requirements for the ground floor height where these functions are located, to be less than 4.50 meters, to use A12, A13, A14 or A15 type carrier systems in the Turkish building earthquake code in the design of the building, not to form short columns, not to have closed exits in the mezzanine and building.
CLOSED EXITS CANNOT BE MADE ON 4 FLOOR AND MORE
According to the regulation, closed exits cannot be made in buildings with 4 floors and above, except for the floor where the residence is located.
In the case of closed exits in buildings that do not exceed ground + 4 floors; It was obligatory to form a frame by connecting the columns to each other with beams in compliance with the Turkish building earthquake code criteria.
It will be obligatory to leave the distance equal to the earthquake joint gap, which must be left as per the regulation, between the buildings to be constructed adjacent to the adjacent parcels from the parcel boundary.
